By 2021, Vera Fund (Fort Lauderdale, Florida) has financed more than 100 properties, renovated 85 residential and 2 commercial properties, and invested in 3 new buildings. From 2012 to 2021, our companies sold real estate in the amount of $ 50,541,010.80

The emphasis in investments gradually began to be placed not only on housing, but also on commercial real estate, which underwent partial reconstruction, modern renovation, which added value when renting or selling.

I cannot mention the fact that in April 2022, for the successful work with more than 100 tenants, as well as for attracting the company's capital into commercial real estate and a number of other significant indicators, I was recognized as the winner of the annual Platinum Broker Awards. This is the success of our companies! In 2022, the companies are developing seven promising projects: reconstruction of four office buildings and development of three housing projects.

Interest in the sphere of "real estate" did not come to me immediately. During my studies in 2008-2012 at the University of Florida (USA), the list of courses included a subject related to the study of real estate. However, this problem itself was not interesting to me at that time, although later it became necessary to obtain a license, granting the right to engage in real estate.

Communicating with businessmen, I came to the conclusion that in Florida, the state of my residence, real estate business is one of the most profitable types of earnings. Florida has always been a resort area. After retirement, both Americans and foreigners moved here. According to official sources, Florida ranks first in terms of the number of real estate purchased by foreigners. Real estate here is constantly getting more expensive and in demand.

In the early 2000s, there were changes in our family related to the need to move to the United States and the right investment of capital received from the sale of apartments in Moscow.

The city of Gainesville, where the University of Florida is located and where my student years were spent, consists mainly of students and teachers. From the point of view of making a profit from the money invested in real estate, Gainesville was not interesting to me, since housing here is inexpensive, designed for the capabilities of the local population.

It was decided to go to Miami, where, according to the announcement, there was a broker ready to help in buying real estate for profit, but later for some reason began to offer homes with problems for investment. The Miami market "sagged" very significantly during the 2008 crisis, but by 2012 there was a serious revival of investors who were ready to invest in the development of resort real estate at the rate of profitability up to 30% per annum.

Partnerships with a broker from Miami did not work out, and on the recommendation of friends from Sunny Isles Beach, we began to communicate with a Russian-speaking real estate agent from West Palm Beach, who immediately offeredinteresting options for investing money. This collaboration had been going on for more than two years.

Starting with one property that was purchased from a bank for $ 60,000, I continued to look for and buy profitable properties for renovation and subsequent sale or rental. It was during this period that I started studying at the school of real estate agents, realizing that access to MLS, the information and legal system of interaction of all participants in the US real estate market, is possible only with special training, and can help in finding the next profitable properties. There was no mentoring in relations with colleagues, everyone was friendly and responsive enough. Immersed in the essence of transaction processing, in three months I learned how to close contracts, understand the system of work.
